Qualification for one of our homes is a simple process and most people will qualify for occupancy.
Depending on your strenght as a buyer you get more or less options to get in to one of our homes.
Even if you have limited options right now, time will open up more doors.
For instance, if you now only qualify for our rent-to-own program, you can still move in to our homes and later on
convert to land contract. Your good payment history with us will open up all options.

How do we qualify ?
We primarily use a point system to determine which program is best suited for you.
Along with the points worksheet, there is a simple 2 page application.
Once these forms are filled out, you will automatically see which program is likely to be best for you.

how does the point system work ?
We use 4 main categories of qualification.

Just select the options that apply to you, and the red score will determine your program.
0-2 points : contact us
3 to 5 points : Qualifies for lease option / rent to own with $ 2,000 option consideration
6 points : qualifies for a land contract (seller financing)
7 points : a ZERO DOWN land contract at published rates
8 points : ZERO DOWN land contract AND a 1 % reduction in interest rate.
9 points or higher : ZERO DOWN land contract AND a 7.5% starting rate.

Simply fill out the two page application, and the worksheet, and fax, e-mail or mail it to us
along with the application fee. Once we receive your application you will be contacted
by one of our coordinators to help you select a home.
We urge you to pre-qualify so we can direct you to the home that best fits your programs.
Pre-qualification will greatly speed up your move-in process.
